April built out the buyer-facing side of the platform: the public inventory map now carries resale and shared-ownership homesites, 3D community imagery with labeled amenities, and a mobile experience built around the map rather than a stacked list. A new compliance inspection module gives community managers a way to run violations, corrections, and reports from the field. LotTrust teams get overview screens for every contract and takedown instruction plus a way for sales managers to request takedowns, and traffic projections now run alongside sales projections in reporting.

Community Compliance Inspections

Community managers can now run property compliance end to end - inspect a homesite in the field, record what is out of compliance against the community guidelines, and send the builder or owner a corrections request with a dated report attached. Every notice and response is tracked in one place instead of living in an inbox.

  • Inspections are built from reusable templates tied to community guidelines, so the same standards are applied at every homesite.
  • Inspectors can work a section lot by lot from a compliance map that shows what is open, corrected, or overdue, including from a vehicle in the field.
  • Builders receive a corrections request itemizing each finding, and their responses are recorded against the original inspection.
  • Inspection results and material summaries generate as formatted PDF reports, with a distribution log showing who was notified and when.

Resale and Shared-Ownership Homesites

Communities can now publish resale homes and shared-ownership homesites on the public inventory map alongside new construction. Buyers get their own views and filters for each, and a resale under contract reads as exactly that rather than as a new home sale.

  • Resale inventory is its own view in the list and on the map, with availability and under-contract states that carry their own colors and labels.
  • Shared ownership is set on the homesite record and can be shown or hidden with a dedicated buyer filter, and shared lots roll into the resale and available home counts.
  • Future sections can be shown on the map so buyers see what is coming, and homesites are sorted so what is actually for sale surfaces first.
  • Marketing teams control which homesites are published, so a lot can be held back from the public map without changing its status internally.

Traffic Projections and Trend Reporting

Sales teams can now set a weekly traffic projection for a community and track actual visitor counts against it all year, the same way sales are tracked against plan. A traffic trend report shows cumulative traffic week over week next to the projection.

  • Projections are entered per community and compared to actual traffic on a year-to-date basis, so a shortfall is visible in the week it happens rather than at quarter end.
  • A cumulative weekly traffic chart is available for executive reporting alongside the sales projection.
  • Traffic, sales, and buyer lists can be sorted and limited on the way out, so a report can be pulled for a single period or a top-performing subset.

Lot Contract and Takedown Overviews

Every lot contract and takedown instruction now has an overview screen that shows the economics of the deal in one place - lot counts, pricing, fee structures, and deposit position. Sales managers working in builder mode can submit a takedown request directly instead of sending it by email.

  • The instruction overview rolls up the lots, pricing, and fees behind a single takedown so the amount due at closing can be read without rebuilding it in a spreadsheet.
  • The contract overview does the same across an entire lot contract, so a facility's position is legible at a glance.
  • A takedown requested by a sales manager lands in the same queue the development team already reviews, with the requesting builder attached.

3D Community Maps and Amenity Labels

Community maps can now carry a 3D view of the built environment and a labeled layer of amenities and points of interest, so a buyer sees the pool, the trail head, and the school on the map instead of reading about them in a list.

  • Map labels are placed and named from the marketing admin using a map picker, and a community's own location is set the same way.
  • Amenities and area features can be marked coming soon, so planned assets are visible before they open.
  • Selecting an amenity on the map narrows the list to the homesites around it.
  • Commercial parcels are tracked alongside residential inventory so mixed-use plans can be shown on the same map.

Mailchimp and HubSpot Lead Sync

Leads captured in Mailchimp or HubSpot now flow into Pipsy on their own, so the traffic and buyer picture for a community includes online inquiries and not just walk-ins. Leads can be pulled up by community and opened in a rebuilt detail view.

  • Existing lists import in full rather than only new activity, so a community starts with its whole history on the first sync.
  • Custom fields on a marketing audience map into the traffic record, including the source and campaign that produced the lead.
  • Leads can be filtered by community, so a group operator can work one property at a time.

Mobile Buyer Experience

Buyers on a phone now get a draggable sheet of homesites over the community map instead of a stacked list, so they can browse inventory without losing the map. Filters, sliders, and the sticky header are all sized for touch.

  • The homesite list slides up over the map, can be dragged to any height, and drops back down to full map view in one motion.
  • The inventory widget's styling is fully self-contained, so it can be placed on an existing community website without picking up or disturbing the surrounding page.
  • Setup options now cover form text color, marker colors, and status labels, so the widget matches a community's brand without custom work.

Multi-Lot Reservations and Extensions

Sales teams can now reserve several homesites at once for the same builder and extend an existing hold instead of releasing and rewriting it. A reservations report shows what is held, who holds it, and when each hold runs out.

  • A reservation records the builder it is held for, so lot status reporting reflects who is sitting on inventory.
  • Expiring reservations are extended in place, keeping the original terms and history intact.
  • Opening a homesite on the community map in buyer mode now shows a floorplan gallery and photo carousel for that lot.

Model Home Mode and Floorplan Pairing

The public map has a model home mode that centers on the model park and leads with floorplans rather than lots, built for welcome center screens and buyers touring models. Buyers can pair a floorplan with an available homesite and inquire on that exact combination.

  • Model mode frames the map to the models themselves, so a buyer standing in the model park sees where they are without pinching to zoom.
  • A floorplan viewed against a homesite carries the images and pricing for that pairing, and the inquiry form records both.
  • Floorplan pages skip the map button on mobile, where it has nothing to point at.

Listing Video, Virtual Tours, and Brochures

Marketing teams can attach a video, a virtual tour, and a downloadable brochure to any homesite or quick move-in, and buyers see all three on the listing card and detail page in the public map.

  • Video and tour links are set per homesite in the same place pricing and photos are managed, including from the builder website information screen.
  • The marketing models report shows which homesites have video attached, so gaps are easy to find before a campaign goes out.

ARC Submission and Review Updates

The ARC submission form and the reviewer queue both got a round of work: builders are shown a cleaner set of choices, and reviewers can sort completed submissions by whether the fee has been paid and by the week the decision was issued.

  • Retired materials and colors no longer appear as options on a new submission.
  • Material and color lists are consolidated so the same product is not offered several different ways.
  • The completed review tab filters by fee status and by weekly reporting period, so the weekly ARC report can be pulled straight from the queue.
  • Communities that call their district something other than a MUD can now apply their own name everywhere it appears.

Per-Community Monotony Rules

Monotony rules are now configured community by community rather than applied uniformly, and a community that does not restrict repetition can turn the check off entirely. Reviewers stop seeing conflicts that do not apply to the property in front of them.

  • Elevation, color, and material repetition are judged against the spacing rules set for that specific community.
  • The repetition map reads both the builder's submitted selections and the homesite record, so a repeat is caught no matter which side it was entered on.

Marketing Engagement Tracking

Interactions in the public inventory map are now recorded - lot clicks, filter changes, favorites, brochure and virtual tour opens, and view switches - so marketing teams can see what buyers actually look at before they call. QR codes generated in Pipsy can carry campaign tags so scans trace back to the piece that produced them.

  • Tracked activity covers the map, the list, filters, the mobile sheet, and every action on a homesite detail page.
  • General QR codes accept a source, medium, and campaign at the time they are generated.

Square Footage Consistency Checks

A new data check flags homesites where the square footage shown in marketing does not match the square footage on the approved ARC submission, so listing pages and approval records stop drifting apart.

  • The data quality report lists each mismatch with both figures side by side, so the wrong one can be corrected at the source.
  • Total square footage now carries across on floorplan imports, giving the comparison a reliable figure to check against.
  • ARC screens read square footage from the approved submission rather than the marketing record.

Sales Reporting Enhancements

Several standing reports picked up filters, exports, and corrections this month, so the numbers that go into a board package need less hand-editing.

  • The home sales trend report filters by lot type and exports to Excel.
  • Cumulative net sales now include cancellations that fall in a different year than the original sale, so year-over-year figures reconcile.
  • Buyer analysis adds further breakdowns, and closed homes can be tracked from the buyer's first visit through to the sale.
  • Weekly community maps can show drone aerial imagery, with navigation between shots.
